- Finish-out. Kitchens, baths, flooring and HVAC usually cost far more than the shell.
- Site work and utilities. Grading, drainage, wells, septic, propane and power runs can add a lot on rural land [3], [4].
- Slab. Size, thickness and soil conditions.
- Size, height and doors. More steel, more openings, more cost.
- Shop vs. living space. Unconditioned shop area costs less per square foot than living space [3].
- Code and permits. City and county rules differ; check before you design.
